Best Neighborhoods in St Johns County Florida | Aberdeen
Looking for a desirable community in St Johns Florida close to the shopping at Durbin Park, in A rated school districts and only 30 minutes to Jax?
Today I am taking you on a tour of a desirable St Johns County master planned community, now first, it’s about 100 degrees so I went ahead and got all the video of the community you will need but I am not filming from there due ot the heat, but that’s fine because you don’t want to see me, you want to see what I am talking about and that is the community of Aberdeen, it’s located amid the longleaf pines of northwest St. Johns County’s many conservation areas.
Just south of Jacksonville. The master planned community of Aberdeen sits on 1,316 acres of a wetland conservation and it really does showcase the beauty of northeast Florida’s natural landscapes. With 501 on-site acres of conservation land and 68 acres of lakes. Aberdeen’s location is desirable for many reasons. The beauty of the area is abundant, you are surrounded by gorgeous natural landscapes but only 30 minutes to Jacksonville for an easy commute.
Aberdeen has 12 subdivisions, each with its own unique feel, size and styles of homes.
One thing to note is that Aberdeen is a Master planned community with CDD feess and if you do not know what a CDD fee is, watch this video right here, I’ll also provide a link in the description so you can continue watching. You will find that these types of fees are very common in this area of Florida so make sure you understand what that means and of course reach out with any questions.
CDD fees for Aberdeen (as with any community) are dependent on lot size
and range from approximately $1,500-$2,500 per year but the HOA dues are just $50/year. Aberdeen has homes for everyone, you can find Townhomes here in the upper $300s, and single-family homes ranging from the mid $400s to about $850,000. What is really nice about this community is that many of the homes have views of preserved wooded areas or ponds.
Aberdeen also offers resort-style amenities inlcuding a lap pool, large recreational pool, water slide, fitness center, playground, basketball court, and club house. The residents get to enjoy many Community events including annual festivals and food truck fridays, and if you want to get more involved, there are social groups to join.
If your kids love sports, you’ll find Aberdeen Park close by offering multipurpose sports fields and Field of Dreams, a park for kids with special needs where the kids can be a part of a team and play baseball. Since this community is located in NW St Johns county, you find a number of other parks such as the beautiful Alpine Grove with trails and a fishing pier and Veterans park which is great for the kids and dogs too.
For dining, you have Mexican and Italian on Long Leaf Pine Pkway and a number of restaurants just north in Julington Creek.
The community of Aberdeen is a great option for families looking for the top schools in the area. Freedom Crossing and Bartram Trail, both have A rankings according to niche.com but if schools aren’t a priority this is still a fantastic area for empty nesters and retirees, with access to medical and major shopping but far enough away from the bustling tourist areas of historic St Augustine. This area of St Johns really does offer something for everyone.
